Welcome to our third annual DVC average resale price update for a calendar year. This information can be very helpful to both potential Members and Members thinking about selling. This DVC average resale price 2023 lineup has visuals with price comparisons to direct prices from the same year and average resale prices from years prior. We aim to help keep Members, and future Members, informed on per point prices.

DVC Average Resale Price 2023: Per Point at Each Home Resort

The DVC average resale price 2023 brought us for each Disney Vacation Club home resort is listed below. To estimate how much a Disney Vacation Club Membership might cost, multiply the per point price by the number of points you want to buy. These price averages include a wide range of point values. Someone who purchases a 50 point contract will probably pay more per point than someone who purchases a 200 point contract. This is because contracts with lower point values often cost more per point based on standard bulk pricing principles. Also based on this, contracts with more points on them may cost less per point. It’s also good to remember each resale DVC contract is for sale by an owner who may or may not want to negotiate. This further varies individual per point price outcomes.

DVC Average Resale Price 2023 Comparison to Direct Prices

Disney Vacation Club direct prices tend to go up throughout the year without notice. The per point prices listed below are the numbers as of the end of 2023.

DVC resale prices also fluctuate based on market trends and unpredictable variables. Note that these are averages and the number of points on a resale contract plays a large role in the per point price. Rare contracts are outliers and may be priced differently than what is shown below. This could include something like an Old Key West contract with the later expiration year or an Aulani subsidized contract.

*Disney Vacation Club direct prices change throughout the calendar year. Prices usually go up around $5-$10 each year or every other year depending on the resort. We are looking at year end prices in this table.

**Direct pricing at The Villas at Disney’s Grand Floridian Resort changed throughout the year. In 2022, this home resort increased capacity with the addition of a new DVC building. The Big Pine Key building was renovated to offer a new studio room type at the Grand. This lowered pricing as The Villas at Disney’s Grand Floridian Resort became available as a resort Disney was actively selling again. In 2023, the Grand Floridian sold out again and prices went up around then. We may see something similar happen regarding direct prices when the new addition at Disney’s Polynesian Villas & Bungalows opens later this year. Resorts that are actively being sold by Disney Vacation Club may also have special offers throughout the year which can temporarily lower the cost. 

DVC Average Resale Price 2023 Thoughts

Initial DVC average resale price 2023 thoughts are that we are still in a weird time period in terms of pricing. Why are DVC average resale prices for 2023 the way they are? It took a lot for us to get here. It was the first full year of Bob Iger’s return to the C.E.O. position. It appears that came with company wide budget cuts and spending freezes. That could be a reason why Disney Vacation Club did not perform Right of First Refusal buybacks regularly in 2023. This allows resale numbers to creep down as there isn’t really a risk of a per point price being too low. We also saw Disney report that DVC sales were down at one of the earnings calls. This isn’t much of a surprise with the end of the post pandemic travel boom and a consumer focus on adjusting to inflation. We don’t usually see DVC resale prices go down from year to year like they did in 2023. See the comparison to prior years below.

Planning Your Purchase or Sale Based on DVC Resale Average Prices

Over time, DVC Memberships rise in price considerably. The year 2023 brought a surprising lineup of per point prices. Still, we expect to see DVC continue to go up in price as it has historically. One thing in particular has been affecting resale DVC prices. The Right of First Refusal, also referred to as ROFR, is an unavoidable part of resale. Usually Disney Vacation Club might take interest in a low price contract and purchase it back during the Right of First Refusal process. Without it in 2023, we see resale prices down more than we would expect. This makes it a great time to buy DVC resale. However, that doesn’t mean it’s not a good time to sell DVC.

Selling a DVC Contract

We still say the best time to sell a Disney Vacation Club contract is when you know you no longer want it. If you’ve had your contract for a few years, it’s worth getting a complimentary valuation to see where things stand. DVC prices are different at each resort and for each point value. You may be pleasantly surprised to see what your contract is worth. Should you decide to wait to sell, consider annual dues in your calculations. We can probably expect to see the market normalize when ROFR becomes a regular thing again. It’s impossible to tell when that might be and how long it will take to see prices go up. As the amount of time left on DVC contracts gets shorter, we’ll be following closely to see what happens to the resorts closest to expiring.
