We’re back with another DVC average resale price series update! This time we’re taking a look at the resale per point prices for each Disney Vacation Club home resort for the month of December in 2022. These numbers are based on DVC Resale Experts’ own sales and resale price data during the time period. For all resorts combined, the overall DVC average resale price for December 2022 was around $137 per point in price.

This comes about $5 lower than the month prior with an average resale price of $142 in November of 2022. October of 2022 was also around $142. However, September also hovered around $136. This is quite normal as this number can fluctuate a bit each month. It just depends on which properties were sold during the time period and the amount of points on each of those contracts. The fifteen different home resorts can vary greatly in per point prices. Read on for all the details in this DVC average resale price December 2022 edition of our monthly update series.

A Note About DVC Resale Prices

The DVC average resale price December 2022 lineup mostly falls in line with consistent, long term trends. The overall average also fits right in with the 2022 annual DVC average resale per point price which was about $136. Over time, we see prices fluctuate from month to month but continue to rise overall. DVC resale prices differ based on a variety of factors like the home resort and amount of points on the contract. The amount of points available on any single contract will play a role in determining the value as well. It’s good to note that contracts with more points typically sell for a little less per point, while smaller contracts may be priced a bit higher per point.

DVC Average Resale Price December 2022 Breakdown

Resorts not included because they did not have any contracts sold in the time period are: The Villas at Disney’s Grand Californian Hotel, Disney’s Hilton Head Island Resort, Disney’s Polynesian Villas & Bungalows, Disney’s Riviera Resort and Disney’s Vero Beach Resort.

As we go over the DVC average resale price December 2022 numbers, remember the particular contracts sold and their individual point values play a significant role in our data. In December of 2022 we saw Disney’s Old Key West Resort a bit lower than it had been in some time at $104 per point. Disney’s Beach Club Villas also had a lower per point resale price average than we’ve seen in a long time at $148. The rest of the resorts mostly follow typical patterns.

Resale vs Direct Prices December 2022

The following chart shows the DVC average resale price for each resort for December 2022 compared to the direct prices. You will see the resale DVC savings per point is significant in many cases. Remember, these are average resale prices and individual contracts may be more or less per point.

You may also notice the direct prices are different than you remember. These change throughout the year, usually without notice. Disney only offers clear pricing on home resorts they are actively selling. At this time that’s Aulani, Disney Vacation Club Villas, The Villas at Disney’s Grand Floridian Resort and Disney’s Riviera Resort and all at $207 per point. The other resorts, referred to as sold out resorts, are sold based on availability and prices are shared based on individual inquiry. These are the latest direct Disney Vacation Club prices at the time this post was written in early January of 2023. You may notice the Grand Floridian went down in direct price. That’s because it’s being actively sold again as of the summer 2022 expansion and Disney adjusted the price accordingly.

While enchanting in their own way, resorts outside of the most popular Disney Destinations usually have lower per point prices. We see this reflected in the charming seaside Disney’s Vero Beach Resort. When per point prices vary greatly at the same resort, it’s often because of the number of points on a contract. Also, it’s good to know some resorts like, Disney’s Old Key West Resort, may have one of two different deed expirations. This may cause a difference in per point prices as well but typically not as much as one might think.

DVC Average Resale Prices vs Booking Rooms

After a quick search, the price of a pool or marina view room alone at Disney’s Polynesian Village Resort in mid July of 2023 would cost about $5650. Annual vacation costs this high really add up and, over time, could pay for an entire resale DVC contract instead.

At the DVC average resale price December 2022 presented, a 150 point resale contract at this resort was listed as sale pending for $25,350. This particular contract is even a little higher per point than some others at $169. At these prices, and not including annual dues, five years at the room rental rate mentioned above could buy a DVC contract outright that would allow for weeklong stays for decades instead. The difference is, as of 2023, there are more than 40 years left on Polynesian DVC contracts. That means you could vacation for five years renting a room or for more than 40 years plus annual dues.

At the current annual dues rate of $7.39 per point at Disney’s Polynesian Village Resort, a Member with a 150 points would pay $1108.50 each year. This number can go up nominally each year but doesn’t compare to how much hotel room rates rise.

Timing and Buying DVC Resale

If you are trying to decide if it’s a good time to buy DVC resale, consider the following. Those who visit Disney every year are already putting quite a bit of money into resort hotel stays. Even at the best rates, Disney hotels can cost thousands for a typical, weeklong resort stay. What you may spend on your upcoming Disney resort hotel stay could be a hearty resale DVC down payment or purchase a small contract entirely. If you’ve decided DVC is right for you and you’re researching if prices will come down, know it’s probably best to act sooner than later. Especially if you’re already staying at Deluxe tier resorts every year. We mostly see resale prices go up over time. Though prices go up and down, there isn’t a reliable time period we can count on consistently for the best prices each year.

Timing When Selling DVC Resale

Additionally, the same goes with considering timing when it comes to those who want to sell DVC. Yes, we see DVC average resale prices staying strong over time and going up in many cases. However, if you know you are ready to sell, waiting may not be the best option. If you have a large contract especially, your annual dues can be quite a bit. This cost is totally worth it when you have a DVC contract you’re enjoying and loving. If you are wanting to sell though, this might be an unwanted cost. Yes, resale prices can go up over time but if the annual growth is less than annual dues you’re paying, you won’t come out ahead by waiting.
