It’s time for a DVC average resale price series update! This time we’re taking a look at the resale DVC per point prices for each home resort for the month of October 2022. These numbers are based on DVC Resale Experts’ own sales and resale price data. For all resorts combined, the DVC average resale price for October 2022 was around $142 per point in price. This comes in a bit higher than $136 from the month prior but this number can fluctuate quite a bit each month. It really depends on which properties were sold during the time period and the amount of points on each of those contracts. Each home resort can vary greatly in per point prices. Understanding DVC Resale Prices

The DVC average resale price October 2022 lineup mostly falls in line with consistent, long term trends. Over time, we see prices fluctuate from month to month but continue to rise overall. DVC resale prices differ based on a variety of factors like the resort and amount of points on the contract. The amount of points available on any contract will play a role in determining the value as well. It’s also good to note that contracts with more points typically sell for a little less per point, while smaller contracts may be priced a bit higher per point.

DVC Average Resale Price October 2022 Breakdown

Resorts not included because they did not have any contracts sold in the time period are: Aulani, Disney Vacation Club Villas, Copper Creek Villas and Cabins at Disney’s Wilderness Lodge and Disney’s Hilton Head Island Resort. Compared to recent months, pricing trends are about the same. From the last month of data to now, we see only some small changes within five to ten dollar differences, up or down, in per point prices overall. Additionally, when compared to average resale prices from October of 2021, there are just a few noticeable changes. Bay Lake Tower, Beach Club and Riviera have trended down slightly over the last year with most other resorts staying steady in small range. Remember the particular contracts sold and their individual point values play a significant role in our data.

Resale vs Direct Prices

The following chart shows the DVC average resale price for each resort for October 2022 compared to the direct prices for the same time period. You will see the resale DVC savings per point is significant in many cases. Remember these are average resale prices and individual contracts may be more or less per point.

Why DVC Resorts Cost Different Amounts Per Point

As shown above, DVC resort per point prices can vary quite a bit. There are a few different factors influencing this. The resort listed on the contract makes a big difference. Some are more popular than others and demand keeps prices higher. For example, there are fewer options at Disneyland Resort. Because of this, The Villas at Disney’s Grand Californian Hotel is quite high. Additionally, you’ll see that resorts at Walt Disney World Resort are among the highest in price. The location of a DVC resort, even within Disney property, can affect the price too. People love to be close to their favorite theme parks!

While enchanting in their own way, resorts outside of the most popular Disney Destinations usually have lower per point prices. We see this reflected in the charming seaside Disney’s Vero Beach Resort. When per point prices vary greatly at the same resort, it’s often because of the number of points on a contract. Also, it’s good to know some resorts like, Disney’s Old Key West Resort, may have one of two different deed expirations. This may cause a difference in per point prices as well but typically not as much as one might think.

Is it a good time to buy DVC resale?

Timing a big purchase, or sale, can really be personal. Aside from market fluctuations, there are some other costs to consider. If you are trying to decide if it’s a good time to buy DVC resale, think about this. What you might spend on your Disney resort hotel stays, while waiting to buy a resale DVC contract, could be substantial. If you’ve decided DVC is right for you and you’re just waiting to see if prices will come down it could cost you. Especially if you’re staying at Deluxe tier resorts.

A quick search result showed a week in a water view room at Disney’s Beach Club Resort in September of 2023 would cost about $5800.00. Booking this kind of stay for a few years could pay for an entire resale contract. At the DVC resale average price October 2022 rate, a 125 point resale contract at this resort is listed for $21,125. At these prices, not including annual dues, four years at the room rental rate mentioned would buy a contract that would allow you to stay for many more years instead. We mostly see resale prices go up over time. Though prices go up and down, there isn’t a reliable time period we can count on for the best prices each year.

Is it a good time to sell DVC resale?

The same goes with considering timing when it comes to those who want to sell DVC. Yes, we see DVC average resale prices staying strong over time and going up in many cases. However, if you know you are ready to sell, waiting may not be the best option. If you have a large contract especially, your annual dues can be quite a bit. This cost is totally worth it when you have a DVC contract you’re enjoying and loving. If you are wanting to sell though, this might be an unwanted cost. Yes, resale prices can go up over time but if the annual growth is less than annual dues you’re paying, you won’t come out ahead by waiting.

These numbers are different for each resort, raised as DVC sees fit and nonnegotiable. When buying resale DVC or selling a Disney Vacation Club contract, it’s totally possible to negotiate.
