It’s time for a DVC average resale price series update. This time we’re taking a look at the resale DVC per point prices for the month of September 2022. These numbers are based on DVC Resale Experts’ own sales and resale price data. For all resorts combined, the DVC average resale price for September 2022 was around $136 per point in price. Note this number can fluctuate quite a bit each month. It really depends on which properties were sold during the time period because resorts can vary greatly in per point prices.

Understanding DVC Resale Prices

The average DVC resale prices 2022 has shown us mostly fall in line with consistent, long term trends. Over time, we see prices fluctuate from month to month but continue to rise overall. DVC resale prices differ based on a variety of factors like the resort and amount of points on the contract. The amount of points available on a contract will increase the value as well. It’s also good to note that contracts with more points typically sell for a little less per point, while smaller contracts may be priced a bit higher per point. Note that prices in this series don’t always perfectly align with our Disney ROFR DVC stats posts. This is because contracts usually take more than thirty days to close and details may be accounted for in different monthly updates.

Resorts not included because they did not have any contracts sold in the time period are: Disney’s Beach Club Villas, The Villas at Disney’s Grand Floridian Resort and Disney’s Riviera Resort. An observation from the August to September average DVC resale prices shown above: Disney’s Vero Beach Resort had some small contracts that sold in August for a higher price per point in contrast to a higher point contract in September. This is one of those situations where the per point price can vary greatly month to month but not really because prices dropped significantly. It’s just that different point values can present different per point prices.

Resale vs Direct

The following chart shows the DVC average resale price for each resort for September 2022 compared to the direct prices for the same time period. You will see the resale DVC savings per point is significant in many cases. Remember these are average resale prices and individual contracts may be more or less per point.

Why DVC Resorts Cost Different Amounts Per Point

As shown above, DVC resort per point prices can vary quite a bit. There are a few different factors influencing this. The resort listed on the contract makes a big difference. Some are more popular than others and demand keeps prices higher. For example, there are fewer options at Disneyland Resort. Because of this, The Villas at Disney’s Grand Californian Hotel is quite high. Additionally, you’ll see that resorts at Walt Disney World Resort are among the highest in price. The location of a DVC resort, even within Disney property, can affect the price too. People love to be close to their favorite theme parks! While enchanting in their own way, resorts outside of the most popular Disney Destinations usually have lower per point prices. We see this reflected in the charming seaside Disney’s Vero Beach Resort. When per point prices vary greatly at the same resort, it’s often because of the number of points on a contract. Also, it’s good to know some resorts like, Disney’s Old Key West Resort, may have one of two different deed expirations. This may cause a difference in per point prices as well.
