A Disney vacation every year sounds like a delight, am I right? If you’re considering the Disney timeshare and becoming a Disney Vacation Club Member, or even adding on points, resale DVC might be the most cost effective way to go. Resale DVC is sold by someone outside of Disney with the help of a real estate agent, like a Member who is selling their contract, vs buying direct from Disney Vacation Club. Buying DVC resale is really exciting but as with any real estate transaction, you’ll want to be informed before and throughout the process. And, so, we present this quick guide on how to buy DVC resale.
How To Buy DVC Resale
The quick answer to how to buy DVC resale is to head over to our resale DVC listings page, find your perfect contract and submit an offer. Let’s lay this out in more detail with tips for each step and things you never knew you never knew. Most of these steps and suggestions are recommendations to help you get the most out of the resale DVC buying experience and can be done in the order that suits you personally.
Consider your budget
When making any big purchase, your budget is a great place to start. Knowing how much you have to spend or what you would like to spend can help you narrow in on your choices. What’s exciting about buying resale, instead of direct from Disney, is that your dollars are likely to go much further. DVC resale often costs thousands less than buying from Disney Vacation Club depending on a few different factors like point value, home resort and more.
Buyers pay a price per point for Disney Vacation Club and typically pay closing costs as well. Closing costs can range from $500-$1000 in most cases depending on how many points you’re buying and what state the home resort you choose is located in. Closing costs can be negotiable with the seller when buying resale.
The preferred lender of DVC Resale Experts is Vacation Club Loans who will be happy to talk to you about financing options. With Vacation Club Loans, approvals don’t expire so you can take your time finding the perfect DVC contract. Having no loan expiration also prepares you in the event Disney decides to exercise their Right of First Refusal and purchase the contract instead, leading you to find another. In the event that happens, DVC Resale Experts will be right there to assist you in finding the next right contract. Vacation Club Loans also has no prepayment penalty and offers a Best Rate Guarantee.
How Does DVC Resale Work?
It’s important to learn the differences between buying resale and direct. Disney Vacation Club has some Membership Extras and perks only available to those who purchase direct from Disney. Resale DVC mostly works the same when it comes to booking resort stays. However, Disney’s Riviera Resort can only be booked with resale points if it’s your home resort and if it is your home resort through resale, you can only book there. Resale points aren’t quite as flexible when it comes to bookings outside of DVC resorts. Outside of these and missing out on DVC discounts, which you may basically already be receiving with an Annual Pass, DVC resale nearly works the same. Resale DVC Members get complimentary parking and access to regular resort guest amenities like early or late theme park hours. Research DVC resale listings
Alright, here’s the fun part. Take a look at our resale DVC listings at any time for a real time look at pricing and availability. When choosing a resale DVC contract you have a lot to consider. Some of the most important details are your home resort and point value. It’s recommended to buy points at the resort you want to stay at the most. The home resorts you choose from are the following Deluxe tier Disney resorts:
Aulani, A Disney Resort and Spa
Bay Lake Tower at Disney’s Contemporary Resort
Boulder Ridge Villas at Disney’s Wilderness Lodge
Copper Creek Villas and Cabins at Disney’s Wilderness Lodge
Disney’s Animal Kingdom Villas
Disney’s Beach Club Villas
Disney’s BoardWalk Villas
Disney’s Hilton Head Island Resort
Disney’s Old Key West Resort
Disney’s Polynesian Villas & Bungalows
Disney’s Riviera Resort
Disney’s Saratoga Springs Resort
The Villas at Disney’s Grand Floridian Resort
The Villas at Disney’s Grand Californian Hotel
Disney’s Vero Beach Resort
When buying resale at one of the original fourteen resorts, that’s all excluding Riviera, you are able to use those points to book at any of the others. That’s still based on availability though. All Disney Vacation Club Members have the home resort booking advantage of eleven months and can book seven months out at other resorts. Those four months can make a difference so even though points may be lower in price somewhere else, only buy there if you’ll be happy staying there or are flexible and open to staying where there is availability.
The number of points you purchase is pretty important too. View the point charts for each resort to see how many points you’ll need to vacation for the amount of time you want to each year. If, after deciding on your dream contract, you don’t see one available you can join the DVC Resale Experts Buyer Wish List and be notified when it pops up.
How to submit an offer on DVC resale
Once you find the perfect contract, it’s easy to submit an offer. Offers can be submitted online on each listing.
