What DVC Resorts are Available to Buy?

When you’re considering Disney Vacation Club, picking a home resort is one of the highlights. There are so many fantastic resorts to choose from. Each of them are special in their own way. The Grand Floridian has a wonderful location and classic elegance. Beach Club offers fantastic days at the pool and a short walk to Epcot. Animal Kingdom delivers unforgettable encounters with so many animals. So what DVC resorts are available to buy right now? Technically, all of them! It’s usually possible to buy Disney Vacation Club at any resort that’s open. There are a few different ways you can buy the Disney timeshare. What’s right for you depends on if getting perks like discounts and access to special events is a priority or if you prefer the best possible price.

What DVC Resorts are Available to Buy in 2023?

Disney Vacation Club debuted more than thirty years ago with just one resort. Since then, many other Disney Vacation Club resorts have been added over the years. Resorts can “sell out” but it’s still possible to buy contracts at them from Disney or from a Member who is selling DVC. When Disney first launches a new resort, they are actively selling that property. When they sell the maximum amount of points at that resort based on the capacity, it’s considered sold out. However, people sometimes default on their payments or sell their contracts back to Disney. Disney also sometimes buys contracts back in the DVC ROFR part of the resale process when someone is selling a contract. So even when a home resort is sold out, you can still buy a contract there.

Resorts that Disney Vacation Club is actively selling include Disney’s Riviera Resort, Aulani, The Villas at Disney’s Grand Floridian Resort and Spa and The Villas at Disneyland Hotel. This means the allotted point capacity has not been reached. While other resorts and their prices may not be listed on Disney’s website, you can inquire with a Disney Vacation Club Guide about purchasing elsewhere.

Upcoming DVC Resorts

There are some other announced properties that are not yet for sale but will be soon. That includes The Cabins at Disney’s Fort Wilderness Resort. This is a takeover of the current space of the cabins at this resort. For the DVC home resort, all new cabins will be brought in to replace the old ones.

While you can still buy there, Disney’s Polynesian Villas & Bungalows is not a resort being actively sold. However, there is a DVC tower being built at this property. This building will increase the number of DVC rooms at the current home resort. This means we can expect this resort to open up again as a direct buy from Disney at some point in the near future. This recently happened at The Villas at Disney’s Grand Floridian Resort when a building was converted to be DVC rooms. The main difference is that the price will probably drop when it is being actively sold. It may also qualify for additional DVC pricing specials then.

What DVC Resorts are Available to Buy with DVC Resale? 

When you buy a contract from a Member that’s selling theirs, it’s considered DVC resale. Prices can be much more affordable with resale, allowing you to save thousands of dollars or buy many additional points. With the DVC resale market, it just depends on who is selling their contract. At any given time, contracts for different resorts are listed. Some are more commonly seen than others. One that can be more rare is The Villas at Disney’s Grand Californian Hotel. One that we see a lot of is Disney’s Saratoga Springs Resort. It changes all the time. What’s nice about shopping for DVC resale contracts is the transparency. You can see prices on DVC resale listings any time.

Where Can You Use DVC Points?

When you are deciding on which home resort to choose, it’s important to know what owning at that home resort means for booking elsewhere. An exciting aspect of Disney Vacation Club is how flexible it can be. DVC isn’t based on weeks of the year. You can use your points to book two short stays at different times of the year if you want. You may also be able to switch things up by staying other places.

The Disney timeshare allows Members to buy points at one resort that is their home but also use those points at other resorts. This applies to all resorts when you buy from Disney directly. There are some restrictions on that booking flexibility with DVC resale. If you purchase at one of the fourteen original home resorts, you can use your points at any of the other fourteen interchangeably. Those resorts include:

Using DVC Points at Different Resorts

This means you can buy points at Disney’s Polynesian Villas & Bungalows but use those points to book at The Villas at Disney’s Grand Floridian Resort if you so choose. This always depends on availability.

At your home resort you are able to book eleven months out. If you are eligible to book at other resorts, you can book 7 months out at those. This home resort booking advantage can be beneficial to those who only want to stay at a specific resort. It’s more likely you’ll get the dates you want if you book at your home resort.

Things are different at the fifteenth resort which is called Disney’s Riviera Resort. This European inspired, enchanting hotel celebrates Walt Disney’s love of travel to the region. With this new all DVC property, a different set of rules were implemented. Those who buy resale at Riviera can not use their points to book anywhere else. Additionally, those who buy resale anywhere but Riviera Resort can not use their points to book at Riviera Resort. We are assuming based on Disney’s explanation of these terms that these will apply to all upcoming resorts as well.

Owning Direct Points and Resale Points

It can be beneficial to own points directly from Disney and also own resale points. If you buy enough points directly from Disney you can qualify for some special discounts and access to Member exclusive spaces and events. That number is 150 points in 2023. To some, those perks are part of the fun. For others, DVC is about value and making the most of their vacation budget. Many Disney fans own some points directly from Disney and some resale points. Owning resale points doesn’t disqualify you from your Membership Extras if you are already eligible for them.
